I like this time line better. Not the least of which it fits the 5 year timeline I have for prioritizing house repairs over savings (not over retirement savings but over mid term savings). What I don't like is the asphalt roof. I may have to get over that though if the metal is as expensive as I believe it to be. Especially since this list doesn't include my dream projects (anything that is more than 10 years away) of redoing the basement stairs and refinishing the basement.

I am beginning to see why people like using HELOC's for remodeling. It certainly allows you to get the remodels faster. But since our goal is to be completely debt free at an early age so we can focus on saving, that is not something we are interested in.

    I've heard buying a new furnace might be hundreds of dollars cheaper in summer than in winter. Is March still winter in your area? I guess the furnace people have plenty of "must do NOW!" jobs in heating season, and then are begging for work in summer.

    I want a metal roof too! My Dad got his done relatively inexpensively, but not sure if those guys would come to my town. If we stay here long enough to reroof, I'm shopping around seriously for a standing seam roof.

    Actually March is when the furnace business should be slowing down here which is why I chose it on the timeline. I agree, I prefer to buy in the summer since it will be cheaper then. Though the roof might be cheaper sometime other than Sept, not sure when the best time to do that is. I know its not June-Aug. Roofers hate the heat, might need to go insanely early spring on that one.

    I am with you Lux, a metal roof is the way to go if you can afford, especially with me and my husband being so young. Unfortunately, with so many projects to do, it may not be affordable. Once I have the money saved, I will call and get multiple bids to see if I can still squeeze it in. After all, I thought my windows were going to cost twice as much as they actually did so maybe I can pull another miracle like that, lol.

    We priced a metal roof and an asphalt roof. The metal roof was $21,000 and the asphalt one was $7,000. I was willing to pay double, but not triple!

    Wow thriftorama - I THINK my Dad paid something like $4500-6500 for his, I'm seeing him tomorrow, I'm going to ask again what he paid. His house is a 4 bedroom with some really wild roof angles, so I was surprised at the low price. Around here a house his size's asphalt roof would run around $3500-4000. I just remember being surprised how little it was compared to what I thought it would be. This was maybe a year or two ago.

    Dad paid $5250 for his metal roof a year and a half ago. Cheap beans if you ask me, and he also stated that because they bought the heavier guage and from an approved installer his insurance company gave him steep discount on his home insurance from then on. Didn't hurt that he has a wood burning fireplace and that metal roof now helps protect from a stray spark catching the roof on fire.
